The Johor-Singapore RTS is coming. But will it actually make Woodlands and North Singapore property more valuable?
The answer is more complicated than simply “yes” or “no”.
In this video, we explore what the Johor-Singapore Rapid Transit System (RTS) is, how it connects with the Johor-Singapore Special Economic Zone (JS-SEZ), and what these developments could mean for Singapore's northern property market.
The RTS will connect Woodlands North to Bukit Chagar in Johor Bahru, with co-located customs and immigration facilities designed to make cross-border travel faster and more seamless. Woodlands North also connects directly to Singapore's Thomson-East Coast Line, linking the RTS to the wider MRT network.
But infrastructure alone does not guarantee property prices will rise.
We look at why the impact could be more significant around Woodlands North and selected micro-markets, particularly for retirees, cross-border households, and people connected to the wider Singapore-Johor business corridor.
We also examine the potential impact on rental demand. If the RTS makes it easier and more affordable for Malaysians working in Singapore to live in Johor Bahru and commute across the border, certain rental segments in Singapore could face greater competition.
However, the actual impact will depend on factors such as immigration efficiency, travel time, fares, connectivity, and the overall cost savings of living in Johor.
In this video, we cover:
What the Johor-Singapore RTS is
How the RTS connects Woodlands North to Johor Bahru
What the JS-SEZ means for Singapore and Johor
How the RTS could affect North Singapore property prices
Why Woodlands North could benefit more than other areas
Potential impact on HDB and private property
How the RTS could affect Singapore rental demand
Which tenant groups may be most affected
Why infrastructure does not automatically mean higher property prices
What property buyers and investors should watch
Whether you're considering buying property in Woodlands, investing in Singapore real estate, upgrading your home, or tracking infrastructure-led property growth, this video provides a practical look at what the RTS could mean for the North Singapore property market.
