How to read a property listing like a pro!

Property listings are designed to sell, not to inform. So if you're upgrading from your HDB or buying your first private property, reading between the lines is a skill that could save you from costly mistakes.


When you know what to look for, you'll not only avoid overpaying but also find a home that fits your lifestyle and holds its value over time. Here's how to decode a listing like a pro:


1. Location drives value, not just convenience


Location is still king, but there's more to it than just being near an MRT. Look deeper:


  • Is the unit within walking distance to public transport, supermarkets, or food options?

  • Is it near popular primary schools (within 1km)?

  • Does it face an expressway or a religious site that could be noisy?

  • Are there upcoming developments in the URA Master Plan that could enhance or hurt the value?

2. Size & layout: Efficiency over square footage

  • Poor natural lighting, ventilation, or blocked views

  • Layouts that don’t suit your lifestyle (e.g. closed vs. open kitchens)

3. Property type, tenure & age


These directly impact loan eligibility, CPF usage, and future saleability.

Ask yourself:


  • Is the property freehold or 99/999-year leasehold? (More years don’t always mean better—it depends on your goals.)

  • Is it an HDB, EC, private condo, boutique development, or mixed-use project?

  • Is the lease decaying? The shorter the lease, the harder it may be to exit later.

  • Are there restrictions on financing, ownership, or resale?
